Preparing Your Home for Inspection

One step in the process of selling your home to expect is a home inspection. Most buyers will have a condition in the offer to have one completed. A home inspection is the visual examination of your home by a qualified home inspector. You should be aware of any serious problems with your home and be prepared to deal with them. Being up front at the beginning will greatly assist you in handling any problems.

An inspection will cover the following major systems and elements:

  • Roofing, Chimneys, Eaves and flashing
  • Exterior
  • Foundation and Structure
  • Electrical
  • Heating and Cooling
  • Insulation
  • Plumbing
  • Interior
  • Windows

The following are some additional steps you can take to ensure your inspection will be a success.

  1. Review the structure to ensure that you have not sustained damage or cracking due to work that was done, settling or water.
  2. Review electrical system to ensure it is up to code, that there are no exposed wires, that all electrical work was professionally done and that you have at least a 100 amp services.
  3. Review your plumbing system to ensure all fixtures, pipes and taps are in good working order.
  4. Review heating and cooling systems to ensure they are in proper working order.
  5. Inspect your home yourself for any hazards or repairs that should be fixed. Broken or loose door handles, broken screens, cracked driveway or sidewalks should all be fixed before a home inspection is done.
